ViewLux Sliding & Patio Doors: The Davie Owner’s Guide

We stock and install ViewLux-compatible sliding and patio door assemblies in Davie, with typical installed prices running $1,800 to $4,200 depending on panel size, impact rating, and whether the existing frame is salvageable. Most ViewLux roller, track, and locking hardware replacements are completed in a single visit, and we carry common rollers and tandem assemblies for the ViewLux 6000 and 8000 series on our trucks. Davie homeowners usually discover a problem when the door starts catching at the sill, requires shoulder weight to move, or when the lock tongue no longer seats flush into the keeper despite the handle rotating freely.

Which ViewLux Models This Applies To

ViewLux produces sliding and patio door systems in several series, and the parts are not cross-compatible between generations. The 6000 series uses a 1-1/4 inch diameter steel roller on a stamped steel bracket with a threaded adjustment stud; the 8000 series upgraded to a 1-1/2 inch tandem roller with a stainless steel housing and a snap-in rather than screw-mounted bracket. The 9000 impact-rated series uses a heavier-duty tandem roller with a Delrin wheel and a reinforced stainless track cap, and the roller pocket is wider by 3/16 inch, so a 6000-series roller will seat loosely and walk out within weeks.

The model number is stamped on the glass spacer bar, visible when you open the active panel and sight down the edge of the glass. It also appears on the original invoice or on a ViewLux label affixed to the head jamb, though these labels often yellow and fall off in Florida humidity after six to eight years. If you cannot locate the series, measure the roller housing width and the wheel diameter, and note whether the adjustment is a stud (6000) or a cam (8000/9000). We bring all three roller assemblies to every ViewLux call in Davie and match on site.

We are an independent service provider, not affiliated with ViewLux. For rollers and weatherstrip, we use OEM ViewLux parts when the series is current and the part is available; for discontinued 5000-series doors and certain hardware sets, we source equivalent-grade aftermarket from our Davie warehouse that meets the same load and cycle ratings. We document the source on your written scope.

Signs Your ViewLux Sliding & Patio Door Is Failing

Signs Your ViewLux Sliding & Patio Door Is Failing
  • The door sticks or requires force to roll. This is usually roller failure. The bearings in ViewLux rollers are sealed but not waterproof; in Davie’s wet season, grit washes into the bearing race and the grease thins. Once the bearing develops flat spots, the door drops slightly and drags on the sill.
  • The door drops at the handle side and rubs the jamb. The roller adjustment stud has backed out or the roller bracket has cracked at the mounting hole. On 6000-series doors, the stamped steel bracket fatigues after roughly 12,000 to 15,000 cycles in our experience, which is about seven to nine years of daily use in Davie.
  • Water pools on the interior track after rain. The sill cap weep holes are clogged with debris, or the weatherstrip fin seal has hardened and no longer makes contact with the panel. Florida UV degrades EPDM fin seals in roughly six years; silicone-weatherstrip lasts longer but costs more to replace.
  • The lock handle rotates but the tongue does not extend. The mortise lock gearbox has stripped, usually because the door was forced while the rollers were seized. ViewLux uses a specific 45-degree backset on 8000 and 9000 series locks; a standard patio door lock will not align with the face bore.
  • Visible daylight or air infiltration at the center meeting stile. The interlock weatherstrip has compressed or torn, or the panel has sagged enough that the interlock tongues no longer nest. This is both an energy loss and a security gap; the interlock is what resists pry attempts on the inactive panel.

Replacement Cost & What’s Included

For Davie, our installed pricing for ViewLux sliding and patio door repairs runs as follows: roller replacement, $240 to $380 per panel depending on single versus tandem and whether the roller pocket needs re-tapping; mortise lock replacement, $320 to $460 including the lock, keeper, and strike adjustment; full track and sill cap replacement, $680 to $1,100; and complete panel replacement within an existing frame, $1,800 to $2,800. Full-frame replacement with impact-rated ViewLux 9000 series glass starts at $3,400 and runs to $4,200 for a four-panel configuration.

Every repair includes removal and disposal of the failed component, installation of the replacement, operational testing, and a documented photo record of the before condition, the opened cavity, and the finished work. The written quote you receive before we start is the measured survey document; the final invoice references the same line items and cannot differ. Our 365-Day Done Right Promise applies to all ViewLux work in Davie, and we pull permits when the scope requires it.

DIY or Call Us?

DIY or Call Us?

A homeowner can safely check the weep holes for debris and vacuum the track; these are maintenance, not repair. You can also sight down the panel edge to confirm whether it is level in the frame, which tells you if the issue is roller adjustment or roller failure.

What goes wrong with DIY: the panel must be lifted out of the frame to access the rollers, and a ViewLux 9000 impact-rated panel can weigh 180 to 220 pounds depending on glass thickness. Without proper suction cups and a helper, the panel tips, the glass breaks, or the frame bends. The roller adjustment stud on 6000-series doors is often seized with aluminum oxide; forcing it twists the bracket and converts a $280 roller job into a $900 panel-levelling repair. The mortise lock backset and face-bore spacing are ViewLux-specific, and we have seen homeowners rout the stile trying to make a big-box lock fit.

If the door is binding, dropping, or the lock has failed, call (754) 254-8492 and we will schedule a measured survey. The price we write is the price you pay.
